Damp, mould and energy efficiency: one problem, not three
Damp complaints and energy performance are usually managed as separate problems — one a repair headache, the other a certificate. In the building's physics they are the same subject: cold surfaces, moist air and inadequate ventilation produce condensation and mould, and the works that cure them are largely the works that raise the EPC. Why do energy-inefficient homes grow mould?
Because condensation follows cold surfaces: everyday living releases moisture into the air, and where that air meets surfaces below its dew point — uninsulated external walls, single-glazed reveals, cold corners behind furniture — the moisture condenses. Persistently damp surfaces are mould's entire habitat requirement; the spores are always available.
Poor energy performance manufactures those cold surfaces: missing insulation keeps walls cold, expensive heating gets rationed, and rationed heating keeps whole rooms nearer the dew point for longer. The EPC's recommendations list, read through this lens, is substantially a map of the property's condensation risk.

Where does ventilation fit — and where does it go wrong?
Ventilation is the other half of the equation: moisture that leaves the building cannot condense in it, which is what extractor fans, trickle vents and airbricks exist to arrange. The classic failure is asymmetric improvement — draught-proofing and new windows sealing the building tighter without upgrading the ventilation that the old leakiness accidentally provided.
The audit is quick: extractors in kitchen and bathroom actually working (and actually used — a fan isolated at a switch is décor), trickle vents open and unpainted, airbricks unblocked, and background airflow adequate for how many people genuinely live there. Occupancy matters: moisture load scales with people, washing and cooking.

The overlap is large and lucky: wall and loft insulation warm the surfaces condensation needs cold; better glazing removes the coldest planes in most rooms; heating upgrades make consistent warmth affordable; and controlled ventilation carries moisture out. What can tenants reasonably be asked to do?
Cooperate with the physics: lids on pans, extractors running, trickle vents open, drying washing with ventilation rather than on radiators in sealed rooms, furniture off the coldest walls where layout allows. These asks are legitimate as part of the solution — and they land far better presented as guidance than as blame.
What tenants cannot be asked to do is compensate for the building: no lifestyle manages a home whose walls sit below the dew point whenever heating is off.
