EPC (Energy Performance Certificate) in Cardiff
Arrange a EPC (Energy Performance Certificate) for your Cardiff rental without the ring-around: we confirm price and availability, the certificate arrives digitally, and the renewal date is tracked for you.
Straight answer
You need a valid Energy Performance Certificate to let a property in Cardiff — UK-wide law. The certificate lasts 10 years, must be available to prospective tenants, and its rating appears in the advert. In England and Wales, MEES adds a floor: at least an E, unless a registered exemption applies.

From enquiry to certificate

Letting in Cardiff: the practical points
The methodology behind your rating is identical across the UK, so nothing scores differently in Cardiff — but enforcement is local. Cardiff Council and trading standards handle MEES breaches in England and Wales, and advertising a let without the rating shown is the easiest breach for them to spot.
The inspection
What the assessor actually measures
Expect 30 to 60 minutes of methodical surveying: the assessor identifies the build type and age band, measures the rooms, inspects the boiler and its controls, checks loft insulation depth where accessible, and records glazing and lighting. Everything feeds a standard national calculation, and the certificate is lodged on the public register shortly after.
Credentials
Who you're letting in
The register does the trust work here: every legitimate EPC is lodged nationally with the assessor's accreditation attached, and you can look both up. We only book accredited, insured assessors — and you can verify any certificate we arrange in the public record.
Paperwork
Registers, exemptions and expiry
An EPC doesn't need renewing mid-tenancy when it expires — the trigger is marketing the property again. What deserves a diary entry is the combination: certificate expiry, any exemption's 5-year registration, and MEES exposure if the rating is marginal. Landlords are usually caught out at re-let, not mid-term.
Pricing
What an EPC costs
EPC pricing is one of the flattest in compliance: property size and location set most of it, and the survey itself is quick. Where costs genuinely vary is what the certificate then tells you to do — improvement measures range from trivial to structural. The assessment fee shown is guidance; improvement costs come itemised on the certificate itself.
The law
Your legal duty, in plain English
Two duties stack here. First, the EPC itself: required across the UK for any sale or let, valid for 10 years. Second, in England and Wales, the Minimum Energy Efficiency Standard: an E or better before letting, or a properly registered exemption. Breach the second and Cardiff Council or trading standards can penalise up to £5,000 and publish the breach.
A valid EPC is required whenever a property is marketed for let, and a copy must be given to the tenant.
Most privately rented homes must meet a minimum energy efficiency standard of band E before being let, unless a valid exemption is registered.
An EPC is required when a property is let, and must be displayed or provided to the tenant.
An EPC is required when letting a property in Northern Ireland.
Penalties stated are statutory maximums or court-set; Cardiff Council is the local housing authority for Cardiff.
FAQ
Common questions about the Energy Performance Certificate (EPC)
How long does an EPC last?
10 years from the date of issue. You don't need a new one mid-tenancy when it expires — the trigger is marketing the property to sell or re-let — though a current EPC is needed for MEES compliance when letting in England and Wales.
What is an EPC?
An Energy Performance Certificate rates a property's energy efficiency from A (best) to G (worst), estimates running costs, and lists recommended improvements. It is produced by an accredited domestic energy assessor after a survey of the property.
Who can produce an EPC?
Only an accredited energy assessor — domestic energy assessors for homes — registered with an approved accreditation scheme. The register shows each assessor's accreditation, and the certificate carries the assessor's details.
Are any properties exempt from needing an EPC?
Some are — including certain listed buildings where compliance would unacceptably alter their character, places of worship, some temporary and very small standalone buildings, and buildings due for demolition. Exemptions are specific, so check before assuming one applies.
What are the penalties for letting below the minimum rating?
In England and Wales, trading standards or the local authority (Cardiff Council in Cardiff) can issue penalties of up to £5,000 per property for breaches of the MEES regulations, alongside publication of the breach.
How do I check if my Cardiff property already has an EPC?
EPCs are on public registers — one for England, Wales and Northern Ireland and a separate Scottish register — searchable free by postcode. If a valid certificate exists, you can download it rather than commissioning a new one.
